Mezzanine Floor Frequently Asked Questions

All you need to know about mezzanine floors

What is a mezzanine floor?

A mezzanine floor is an intermediate floor in a building, normally formed as an independent structure. Typically built as a semi-permanent structure, a mezzanine floor is a simple and cost effective solution for creating more space for a given footprint.

What is a mezzanine floor made from?

A typical lightweight commercial or industrial mezzanine is a steel structure with a wooden particle board decking. The main beams and columns are usually fabricated from hot rolled steel (think I beams and hollow sections). The joists are lightweight steel pieces, cold formed from a pre-galvanised sheet material that gains strength from its profile.

In extreme use cases, the ‘deck’ of a mezzanine can be formed from concrete, with the joist replaced by a thin steel tray that sits on top of the mezzanine beams.

How much does a mezzanine floor cost?

The price of a mezzanine can vary a lot, depending on requirements. The mezzanine shape and height, the loading requirements, the column grid size and the nature of the space below the mezzanine all factor in to the cost of a project.

In 2024, the absolute most cost effective mezzanine would come in at around £75 per square metre. If you have an idea in mind, you can get in touch with Quickline for a quote. We can produce a same day estimate with no obligation, to give you an idea of what you can achieve within your budget.

How much weight can a mezzanine floor take?

How much do you need it to take? Whilst we’re limited by physics and practicalities, if the loads you need to support are viable, then we can design and supply a mezzanine floor to suit your needs.

Whilst there is a range of typical loading schemes defined for us by the regulations we adhere to, a typical storage mezzanine is capable of carrying approximately 500KGs per square metre, and we can increase the loading capacity significantly as required for your application.

What can a mezzanine floor be used for?

Virtually anything you can use space for. Industrial mezzanine floors serve businesses ranging from lightweight technical repair workshops, sorting and packing processes, to works with heavy duty machinery for manufacturing operations.

Retail units can have a customer facing mezzanine to expand their sales area, mezzanines can also be built to create office space, and the most common usage of all would be a storage mezzanine. These are a few common examples, but the possibilities don’t stop there

In fact, it’s not uncommon for Quickline to supply mezzanine floors designed for multiple uses. We have built many mezzanine floors that combine an office unit with either storage space, a logistics processing hub, or a light duty workshop.

Get in touch and let us know what you want to do with your mezzanine, and we’ll show you if it can be done.

How long does the process take from order to completion?

We do everything we can to minimise donwtime, and we will work closely with you to plan the whole process, to ensure that your operation keeps running as smoothly as possible during our works.

Do you need to do a site survey for a mezzanine?

Whilst not strictly necessary, we prefer to visit your site at the soonest opportunity after the initial estimate. This way, you are protected from any issues that could arise if one of your employees has taken a measurement wrong, or missed a potential clash or issue.

Not only that, we do our best work when we properly understand your needs and requirements, and that can only happen if we see your site with our own eyes.

When Quickline does a mezzanine survey, you can have peace of mind that we have all the information we need to deliver the optimum mezzanine solution, giving us the best chance for a clean install, and giving you the end product you were promised.

Can I put heavy machinery on a mezzanine floor?

Yes, for mezzanines in manufacturing environments we will often create a specific sub structure within the mezzanine to safely carry large point loads, often with custom mounting points to fix your plant to. Sometimes the hardware on your mezzanine isn’t just heavy, machinery can generate significant dynamic forces too. We take all this into account when designing your industrial mezzanine, to make sure your new structure is fit for purpose, safe, and does exactly what you want it to do.

Can you extend my existing mezzanine floor?

Usually we can, though it depends. If the mezzanine was originally designed to be extended, then we can likely splice a new mezzanine into your existing one without issue. If it wasn’t designed with extension in mind, we have other methods available to achieve a seamless connection, allowing you to expand as required without disruption to the existing floor. We will give you options, so that you can choose the best cost / benefit solution when expanding your existing mezzanine.

Can a mezzanine floor be integrated into an existing structure?

Yes, though this is considerably more permanent than a stand alone mezzanine, it can be done when appropriate.

How many floor levels can a mezzanine floor have?

How many would you like? 2 and 3 tier mezzanines are a common sight in UK warehouse spaces. 4 tiers is possible, but the impact of regulations and a drop off in cost efficiency tends to limit most multi-tier mezzanines in UK projects 3 tiers (ground floor plus 3 mezzanine levels), keeping them manageable and cost effective.

Your multi-tier mezzanine can even be designed to expand vertically as required, giving you a single extra tier this year, with the structure ready to easily add an extra tier in the future when your business growth calls for it.

Are mezzanine floors subject to business rates?

They are in certain circumstances. Typically if your mezzanine is an independent temporary structure, and it is only used for storage purposes, it won’t attract an increase in business rates, making a warehouse mezzanine a cost effective alternative to relocation.

Do I need planning permission for a mezzanine floor in the UK?

A typical small storage mezzanine doesn’t require planning permission, although building regulations still apply. Certain conditions do attract planning permission requirement though, and Quickline can help take care of this as part of your project.

Will our mezzanine floor need to be fire rated?

We look to ‘Part B’ of the Building Regulations documents for the rules on fire protection. Though it is a complex area, there are a few hard and fast rules that help advise if fire protection will be needed. If the proposed mezzanine is accessible by the public, if it takes up more than 50% of the space in the building, or is more than 20 metres long in either direction, then it is likely to require a fire protection system.

Quickline can design supply and install a 60 minute rated fire protection system, typically in the form of a suspended ceiling system, with a perimeter fascia, and column cladding system on all mezzanine columns.

In situations where a sprinkler system is used, we can ensure this is seamlessly integrated with the mezzanine structure.

Do I need to obtain my landlord’s permission to install a mezzanine?

Yes, we would expect you would need to get the landlords permission before commissioning a mezzanine on their premises, though in our experience it rarely causes any issues.

Can I use a shelving or racking system on a mezzanine floor?

Yes, this is a common application. Most of the storage mezzanines we install in warehouses across the UK are filled with our racking or shelving systems.

We typically help develop the optimum shelving patterns for each tier, and then syncronise the mezzanine column grid to suit these floor layouts.

Can a mezzanine floor be relocated or modified after installation?

They can, this is just one of the benefits of a modern lightweight mezzanine floor. It is common for us to design a mezzanine ready to be expanded, so you can grow your floor space in line with your businesses growth.
